When you list your home, you usually want a fast sale. There is nothing worse than having a house sit on the market for months on end. Did you know there are tricks of the trade that can make your home sell faster? And we are not talking about lowering the price.
“When people are looking to purchase a home, they want clean that will fit their lifestyle. One mistake that many sellers make is not thoroughly presenting their home,” explained Ross Quade of Austin’s New Listing Alert.com.
Below you can find some tips, and secret tricks to ensuring your home sell fast.
Curb Appeal
One of the first things people see when looking for homes to buy is outside. If your home lacks curb appeal do not worry there are things you can do to overcome this. If you have overgrown plants and trees, you will want to tidy them up. People prefer a clean well-maintained look when viewing houses from the outside.
Kitchen
The most critical area of a house is the kitchen. Kitchens sell houses so ensure your kitchen is clean and well displayed. Simple things that scream “this is home” like adding a fruit bowl or a banana tree can go a long way. In some cases, if you have an outdated kitchen, you may want to consider a remodel. Usually, whatever money you put into a kitchen you will get it back and then some.
Deep Clean
If your house is hitting the market, you will want to do a deep clean. This means much more than your usual vacuum and dust. With a deep clean you will want to clean the inside and outside of each window. Wipe down all baseboards and walls if needed. One thing that is often overlooked in a deep clean is the grout. As potential buyers come to visit your home, they will get turned off by dirty grout. So, get a toothbrush and some grout cleaner out and go to work.
Unclutter
If you have lived in your house for a considerable amount of time, there is a good chance you have clutter. It is far easier to sell a home that is clean and lean. Before listing your home, it’s a good idea to go room by room and get rid of unwanted stuff. In some cases, if it is items you want to keep you may want to consider renting a storage unit until after the sale of your house.
Neutral Colors
Don’t scare off buyers with crazy colors. This goes for décor, wall colors, and flooring. A good example is in a kid’s room that is painted a funky color. It may behoove you to repaint the room a neutral color that would appeal to more buyers. Also, for your bedding and bathroom towels, it is best to use neutral colors as well.
Let the Light In
Dark homes are gloomy and depressing. Nobody wants to buy a depressing home so let the light in. This is so simple to do. Open up the shutters and drapes so people can see what they are looking at.
Closets
One of the most overlooked areas of a home are the closets. Sure, in many cases there is not much you can do. However, in the master bedroom, most homes have larger closet space. People want large closets so unclutter the closets as much as possible. You should have the basics hanging from the racks and if there is anything else move it to the garage or a storage unit.
Outdoors
Many people overlook the outdoor areas, but that would be a huge mistake. Just like the inside of your house, you should stage the outside too. Set up your font patio in an inviting manner. In the backyard display it as if it were a model home. Have a BBQ and outdoor seating? Find out the best method to show this furniture, so it flows and looks natural. People love to see how you have set it up so they can get a good idea on what they can do.
